How did this happen so fast?
Anyone who knows me knows that I've been looking at and for property for almost 10 years.
The only real criteria that I had is that it be usable for livestock (my horses). I wasn't nearly as concerned as where my own bed would be.
I was on vacation in Tennessee when I found the ad for the cabin. I contacted two or three realtors; none of whom got back to me; then I finally contacted the listing agent.
He replied to my email within a day.
Almost as soon as I got back to town I was right back out again to drive an hour away to look at the property.
Mr. and Mrs. B were there. Mr. B took me on a tour of the property, explaining many things to me as we walked around.
I fell in love with it. There was enough land that I could clear acreage for the horses; plenty of living space where I could stretch out and finally go back to some of the hobbies I used to enjoy; and plenty of solitude, which is something I have been craving my entire life.
You know how you're not supposed to show interest, you make the offer through the RE agent, etc.? Yeah, I didn't do any of that. I told Mr. and Mrs. B that I loved the place; told them what I had planned on offering until I saw the condition of the property then asked how low Mr. B was willing to go on the price. We agreed on the price, and Keith (real estate agent) took it off the market that afternoon.
Since that day, I've been out two other times; one was for the home inspection and the other was for the septic to be checked and emptied.
The last time I was there prior to closing. Mr. B took me on a cross country trip around the property so he could show me the property lines as he remarked them. We then went to meet the neighbors, all of whom are the nicest people you would want to meet.
We closed on August 31, and I think Mr. B was a little sad. This place had been his baby and his retreat for some 20-odd years. He wanted to give me a hug, but refrained (thanks, Covid!)
So, that's the story on how I got this place.
One heck of a birthday present to myself!
